A headland above Ao Lom, on Phuket west coast between Kamala and Surin. Casuarina pines, granite, a 12–18° slope down to a public cove. The estate is 18 villas on 4 rai 1 ngan; two plots are kept unbuilt for drainage and a tree buffer.

The architecture

Living pavilions face the sea behind a 900 mm overhang; bedrooms turn east for the morning. Laterite stone, through-body render, FSC teak, microcement — no imported marble, no full-glass west wall. 12 kWp of rooftop solar per villa, a 20 m³ rainwater tank.

Year 0 — the keys

Your 30 years begin the day you get the keys.

A 30-year registered lease of your plot, registered against the chanote. A registered superficies over the villa — you own the building itself. And two further 30-year terms written into the lease as options.

The estate fee has climbed. We published the whole curve.

CPI-linked, capped at 5% a year. At the 3.5% assumption a Rock villa pays about ฿38,000 a month by year 10. Over the full 30-year term, roughly ฿17 million — about ฿20 million if the cap is hit every year. Budget for it.

And then three things can happen. We show you all three.

Renewal granted and re-registered — most likely, the articles require the offer. Or the lessees buy the freehold — available on demand at an independent valuation. Or renewal is refused and the land company fails — you own the villa but not the land under it. The weakest case, and we state it plainly.
